The villa is on Chaolai Road, Soi 3, in Cha-Am — about 250 metres from the beach, a five-minute walk. Cha-Am town, its seafood restaurants and the night market are a short drive north; Hua Hin is around 25 kilometres south.

Check your dates

฿8,500 / night for 1–12 guests with four bedrooms. From 13 guests, all five bedrooms are included at ฿9,500 / night. The price is fixed all year, including weekends and Thai public holidays. Guests above 15 can use the sofa beds at no extra charge. Extra floor mattresses are ฿200 each per night. Final price and availability are confirmed by email.

No payment is taken on this website. After we confirm availability and send payment instructions, 100% of the accommodation total must be paid to confirm the booking. We can hold the dates for 2 calendar days for Thai QR payment or 7 calendar days for international payment. If payment is not received within the applicable period, the dates may be released.

Online enquiries are available up to three months ahead. Planning further out? Use the email link below. Our calendar is updated manually, so please ask us to confirm availability. A separate refundable ฿3,000 damage deposit is paid on arrival.

Good to know

House rules

  • Check-in from 14:00. Check-out by 12:00.
  • Late check-out is usually fine when nobody is arriving that day — just ask us and we will confirm it close to your stay.
  • Tell us if you will arrive late. If we have not heard from you by 14:00 on your arrival day and cannot reach you, we may release the villa.
  • Bookings are non-refundable, but we would far rather move your dates than lose you — talk to us as early as you can. We confirm the full terms by email before payment.
  • Full accommodation payment is required to confirm a booking. After availability and payment instructions are confirmed, dates can be held for 2 calendar days for Thai QR payment or 7 calendar days for international payment.
  • Non-smoking indoors — there is a smoking area in the garden.
  • Pets are welcome by prior arrangement; a small cleaning fee may apply.
  • Guests checking in must be 18 or older.
  • The whole villa is yours — no other guests, no shared spaces.
  • A separate refundable ฿3,000 damage deposit is paid on arrival.
